As we all know, today’s real estate market is red hot, but with this comes quite a bit of confusion and many misconceptions. Buyers and sellers alike are being bombarded with statistics, news stories and potentially harmful advice about how to deal with this market. Daily, I am asked why is this happening? Where is the market going? And is there an end in sight?
Today’s market, more than ever, requires the knowledge and experience of a professional realtor to guide you through this gauntlet of buying and selling real estate.
Those looking to sell must realize each property requires a unique marketing strategy in place, prior to putting your home on the market. Should there be pre-listing marketing put in the mix? What do we do with bully offers? Is a Seller Direction needed? How are we going to deal with multiple offers? Are we going to lose the deal if we counter offer? And the scariest scenario for a seller – what if my home doesn’t sell?? These are just a few issues that need a plan in place before signing the listing. The market is moving far too fast not to be ready, simply putting a sign in the yard and uploading a photo to a website is NOT ENOUGH.
On the other end of the equation is buying. If you’ve been watching the news or know someone in the market to purchase – you’ve already heard the nightmare stories – the bidding wars that go 10-20-30% over asking or 5 to 15 competing offers on a single property with only one winner – the SELLER – and unless you are the winning bid, it is not a great feeling. This leads to some ill-advised advise, advice that may have you prematurely removing conditions pertaining to Financing and Home inspections that could potentially lead to situations where appraised values do not match purchase prices or you ending up with a money pit of repairs. It is not to say it shouldn’t be done but in the right scenario and MUST BE done properly. Buyers, like sellers, need a strategy in place before going out looking at ANY properties!
